City Council opts not to purchase 101 S. Taylor propertyAt their April 21 meeting, the Louisville City Council voted to discontinue exploring the purchase of 101 South Taylor Avenue after reviewing and discussing the purchase’s fiscal impact. Council members approved a purchase agreement in March which provided the City with a due diligence window to conduct inspections and gather community input before deciding whether or not to complete the purchase. Council’s decision Tuesday exercised the City’s right to terminate that agreement and not complete the purchase. Due diligence findingsDuring the due diligence period, staff obtained an appraisal, property condition report, and Phase 1 environmental assessment. These materials are confidential, but they indicated that maintenance work is recommended and provided estimates for the work. Staff reviewed the estimates and prepared a revised financial analysis. The resulting fiscal impact to the City was higher than originally estimated. Council decision based on fiscal impactsCity Council discussed the impacts to future budgets and the importance of fiscal responsibility. While this Council recognizes the need for additional space for both City staff and the community, this purchase would have required shifting capital and operating funds from other projects. Council members noted that this was an opportunity worth exploring, but that it ultimately represented a risk they were not willing to take at this time. April 22 open house canceledThe City conducted community polling, an open survey, and hosted one open house. The engagement window will conclude early on April 22, 2026. The open house scheduled for today, April 22, is canceled. Next stepsCity Council discussed the need for space identified during this process, and asked for a follow up Council discussion at a future Council meeting. Input collected during the community engagement window will still be valuable for City Council and staff as we think about future space needs.
